In order to provide the Residents at The Plantation more timely service and enable the HOA to become more efficient, the Board of Directors and HOA Management have terminated the contract with Attwood Phillips and brought the functions in house.

 

As of July 1, 2008, please forward your $85.00 monthly association payment to The Plantation HOA lock box at:

YOUR COMMUNITY ORGANIZATIONS

 

We are pleased to provide the following information to Plantation residents regarding your community’s governing organizations.

 

H.O.A.: (Homeowners Association) is the legal and official governing entity of which every home owner is a member. The HOA is responsible for the maintenance and operation of the common elements and is managed by the developer until such time as The Plantation is turned over to the residents as defined in your covenants and restrictions.

     The annual meeting of the HOA is held in the spring to coincide with the release of the audited financial statement and operating budget for the coming year.

 

P.R.O.:  (Plantation Residents Organization) incorporated in June of 1989 is open to all homeowners. Residents elect the board of directors. The purpose is to represent all home owners for the welfare of all, to interact and counsel with management in a mutually beneficial way, to disseminate information and to facilitate, at the appropriate time in the future, the turnover of the HOA to the residents. PRO expects to be that transition team. This is YOUR organization and YOUR voice.

     PRO meets annually to elect officers, to review past year activities and to discuss issues per a pre-approved agenda.

     The elected Board of Directors meets monthly (usually the first Monday of each month). We encourage your attendance and participation. There is a suggestion box at the postal center bulletin board for your convenience. Only signed suggestions will be acknowledged and discussed at the board meetings.

     Following the monthly meeting, the board meets with management to discuss issues that are presented and/or discussed. In turn, a capsule report of this meeting is posted at the postal center bulletin board.

 

THE ARCHITECTURAL REVIEW COMMITTEE: is appointed by the HOA. The committee is responsible for reviewing and approving all proposed exterior improvements to your property/dwelling as well as all common elements (if applicable).

      The committee strives to maintain the integrity, architecture and uniformity of the property. The committee reserves the absolute right to make final determination on any homeowner’s request for change or improvement to property. Please refer to the published “Architectural Review Committee Guidelines” and your covenants and restrictions.

ARTICLE VIII   8.70  YARD POST LIGHT

A yard post light has been installed on each lot for the purpose of illuminating the streets and sidewalks in the community, thereby providing safety and security for the community.  Each lot owner shall maintain in good working condition the post light in its yard and install thereon (and replace when necessary) the highest wattage white light bulb allowed by the light fixture attached to the yard post.  The lot owner shall also keep the lighted portion of the post light clear of shrubbery and decorative items to facilitate full illumination.  If the post light requires replacement or major repairs, the lot owner must first secure the approval of the Architectural Review Committee pursuant to Article VII of the Declaration before making such replacement or repairs.

 

ARTICLE VIII 8.10  SIGNS

No signs of any type including for sale and for rent signs, shall be displayed to the public view on a lot or any portion thereof….a lot owner may display one For Sale sign in a window of a dwelling unit, which sign may not exceed eighteen (18) inches square, or three hundred twenty-four (324) square inches.  All signs shall be uniform in appearance and shall conform to the specifications of the Association….

Also, Please take down all landscape fertilization and interior and exterior renovation signs after the job has been completed.

 

ARTICLE VIII  8.6  PETS

…….dogs must be restrained on a leash.  All pets must, AT ALL TIMES, be under control and direct supervision of an owner, his family member, servant, guest, invitee, or lessee.  Every owner shall have the responsibility for immediately cleaning up after his pet.
