Conditions for Approval of Architectural Application

1. All improvements (changes, additions or alterations of home/lot) shall be made in compliance with The Plantation at Leesburg Homeowners Association Declaration of Covenants Conditions, Easement and Restrictions; the Bylaws, Rules and Regulations and any Governmental Agencies with jurisdiction.

2. A copy of the lot survey specifying lot lines and placement of additions must be attached to the application. It is the homeowners` responsibility to obtain the necessary survey. It is the Homeowners` responsibility to conform to all easements, set backs and common areas.

3. All materials must be the same as the existing structure and colors should be coordinated and have color samples attached to the application.  Earth tones are acceptable.

4. After the ARC approval it is up to the homeowner to obtain any required building permits form Lake County.

5. Homeowner is required to call to have locates for all underground pipe and wire prior to renovation.

6. Homeowner is responsible for any damage to the Common Areas and other residential areas.

7. Approval is only for the design submitted and must be completed with a 6 month time frame.

8. The Architectural Review Committee meets every other Wednesday and Applications must be submitted by 12:00 PM on the preceding Friday.

ARC Review Requests can be picked up at the Administration Office 8am-5pm.

Turn in by 12 pm Friday prior to the meeting date.

FYI Re: Letters concerning routine inspections of Lawn, Landscaping, Siding and Roofs....
 
Routine inspections of ALL villages are done semi - annually.   If you were the recipient of a letter, please be advised that in most cases it was to advise you......
 
Regarding lawns: your irrigation system might need checked to make sure it includes dry areas; or that you need to re-sod some areas.
 
Regarding siding:  In Florida, siding can show signs of mildew, become unsightly, and should be washed.
 
Regarding landscaping:  Some homes have landscaping which has become overgrown, or full of weeds and is in need of maintenance.
 
Regarding roofs:  In Florida, roofs can show signs of mildew (especially if under tree canopy) and will need washed to keep their fresh appearance.
 
Address Number:  not clearly visible from the street, this is important for emergency response
 
Regarding Yard Light Post: Your light may be burned out, or your sensor is not working properly
 
Notify the Administration Office 326-1250 if you have taken care of these issues since the inspection was completed.

The following form should be used if you have concerns regarding a resident property or common area.  Please fill in and return to HOA Administration office.  Signature is required for processing valid concerns although it is kept confidential.  (unsigned reports will not be considered valid.) Your report will be looked into asap.
